In 1986 Proposition 58 passed allowing inheritors to keep their parents similar yearly property tax amount.In 2020 Proposition 19 took that away We need to protect the good parts of Prop 19 and correct the parts that stole your rights.

Goals:

* To reinstate the original “Parent-Child Exclusion”

* If passed, it would allow parents to transfer a primary residence (of any value) and up to $1 million of other property (like rentals or vacation homes) to their children without a tax reassessment.

* To protect family and generational homes

* To protect seniors and disabled

* Seniors are the fasting growing group to experience homelessness

* To keep keep teachers in their districts

* Prop 19 drives teachers out of districts

* To protect Tenants and Affordable Housing

* Properties would be subject to reassessment when a landlord passes

* Increased rent for tenants to cover the reassessment

* Inheritors may need to sell to developers

* To protect small businesses

* Reassessment may be enough to close these small businesses for good

It is no secret I have next to no respect for the governor that has done more to DESTROY housing here in California. So it irks me when he claims to have done more to the contrary. What is even more frustrating is that it seems Ben Shapiro was giving Governor Newsom a pass and in some cases credit for trying to “fix” the California housing crisis.

Enrique Prado found himself in his first firefight at age seven. The son of a middle-class Cuban family caught in the midst of the Castro Revolution, his family fled their war-torn home for the hope of a better life in America. Fifty years later, the Cuban refugee retired from the Central Intelligence Agency as the CIA equivalent of a two-star general. Black Ops is the story of Ric’s legendary career that spanned two eras, the Cold War and the Age of Terrorism. For the period covering July 1, 2025, through June 30, 2026, the following adjustments are permitted:

* Base rent increase: 3.0%

* An additional 1% for each of the electrical and/or gas utilities if the housing provider pays for either or both the utilities on behalf of tenants.

Under California law, landlords must issue written notice at least 30 days in advance for any rent increase under 10%.

Note From AAGLA: Although this allowable rent increase has been published on the Los Angeles Housing Department website, it may not be entirely final or made permanent. We believe that the City of Los Angeles’ Housing and Homelessness Committee will meet to discuss modifications to the existing RSO rent increase formula, which may cause housing providers to have to “walk-back” noticed increases. We will keep our members appraised of the latest developments.

The LA City Council is meeting on Wednesday, January 29th at 10:00 AM. to decide on a Rent Freeze and Eviction Moratorium

February 2024 was the first increase opportunity since March 2020.Now, one year later, they want to freeze the rent AGAIN, preventing the February 2025 increases from going into effect. This will mean housing providers have had ONE 4% rent increase in the last FIVE YEARS.

No On Prop 2 Proposition 2 is $10 billion of bonds, new state debt, to pay for school facilities. It is almost certain to result in higher property tax bills, because school districts must provide a “local match” of funds in order to receive money from the Prop. 2 state bonds. That will lead to districts issuing new local school bonds, which are paid for by adding new charges to property tax bills. Enrollment is declining in both K-12 district schools and community colleges and the declines are projected to continue. But Proposition 2 commits California to pay an estimated $18 billion, including interest, for school buildings that may not even be necessary. VOTE NO ON PROPOSITION 2.

No On Prop 4 This is the $10 billion “climate bond” that state politicians have long planned. California already has too much bond debt, over $78 billion outstanding as of January 1. Then $6.38 billion was added with Proposition 1 in March. Proposition 4 would add another $10 billion in bond debt to pay for climate “programs.” It’s reckless to use borrowed money, an estimated $18 billion with interest, to pay for “programs,” including salaries for all the groups that receive the money. Bond financing only makes sense for necessary projects that will last more than the 30 years it takes to repay the debt. The governor has already declared a budget emergency because the state spends more than it takes in. Spending even more “on the credit card” is a bad idea. VOTE NO ON PROPOSITION 4.

No On Prop 5 Proposition 5 is ACA 1, a direct attack on Proposition 13. It makes it easier to raise taxes by eliminating the longstanding two-thirds vote of the electorate required to pass local bonds (borrowed money that must be repaid with interest). All new bond measures for “infrastructure” (nearly everything is “infrastructure”) and for public housing projects would pass with just 55% approval instead of the current 66.7%. Local bonds are paid for with extra charges on property tax bills, adding to the tax burden on homeowners and businesses, leading to higher rents for tenants and higher consumer prices for everyone. If Proposition 5 is not stopped, property tax bills are likely to go up after every election, forever. Proposition 5 will raise the cost of living in California, which already has the highest poverty rate in the country when the cost of living is taken into account. VOTE NO ON PROPOSITION 5.

No On Prop 6 Proposition 6 bans mandatory work requirements for state prison inmates. It doesn’t seem fair to further increase the burden on taxpayers by creating the conditions to negotiate higher wages for inmates who are paying off their debt to society by serving their sentences in state prison. VOTE NO ON PROPOSITION 6.

No On Prop 32 Proposition 32 would raise California’s hourly minimum wage from $16 to $18 and then adjust it annually for inflation. Unfortunately, raising the hourly minimum wage has sometimes reduced weekly wages as businesses cut hours and lay off workers. The best way to raise incomes in California is to stop driving job-creating businesses out of the state or into the ground. Raising the minimum wage is counter-productive. It also increases the state’s expenses by raising government labor costs. Yes On Prop 34 Some nonprofit healthcare organizations that receive federal funds to provide health care services have abused the system to spend large amounts of money on political causes. Proposition 34 would end this practice and require that healthcare providers spend most of the money they receive from a federal prescription drug discount program on direct patient care. VOTE YES ON PROPOSITION 34.

Yes On Prop 36 Proposition 36 is the “Homelessness, Drug Addiction and Theft Reduction Act,” backed by law enforcement groups and retailers. It makes thoughtful changes to Proposition 47 (2014), which reduced some theft and drug felonies to misdemeanors. Proposition 36 would get tougher on third offenses and also offer drug and mental health treatment as an alternative to incarceration. It would allow judges to sentence some individuals to state prison instead of county jail. The surge of retail theft, vehicle break-ins and open drug use on California’s streets has increased the burden on first responders, and on taxpayers, as well as raising insurance costs throughout the state. VOTE YES ON PROPOSITION 36.

This was not an easy review to do. Many people will not understand what this phone actually is and why it's not a Samsung Galaxy or iPhone. Unlike other devices that came before promising to be the "best phones in the the world," The Unplugged Phone instead markets itself as not a Google or iPhone.

And that's a good thing.

During his recent interview on the show, we talked about California Senate Bill 326 and, by extension, Senate Bill 721. SB 326 mandates that a structural inspection of balconies, walkways, and decks be conducted every 9 years and the HOA's reserve study be updated according. SB 721 requires property owners to perform regular inspections on these structures and make necessary repairs or upgrades to ensure their safety.

The California Association of REALTORS® strongly OPPOSES Assembly Bill 1771, authored by Assemblymember Chris Ward, which attacks private property rights by imposing up to a 25% tax on the gain from selling a home or other real property -- diminishing freedom to move or relocate, housing supply, economic security and opportunity to grow intergenerational wealth for new homebuyers.

Assembly Bill 1771 by Assemblymember Chris Ward attacks property rights with a proposed tax on the sale of a home in the first seven years after purchase. If the home were to be sold within the first three years, the tax would impose a punitive 25% tax. This legislation would result in higher prices due to a reduced supply of homes. AB 1771 will also limit wealth-building opportunities for California’s new and more diverse population of homeowners.
